Rental Accommodation Terms and Conditions

1. Price Guarantee

As soon as you have confirmed your booking and paid the deposit (or full payment if you wish), the cost of rental is guaranteed against further increase. This guarantee is offered subject to our conditions of payment being met and providing no further amendments are made to your booking.

2. Booking and Payment

i) Deposit:

To confirm your reservation, a holding deposit of £150/$200 per week (or part week) for the rental period and a fully completed booking form are required.

To avoid any confusion later it is advisable to keep a copy of your booking form.

ii) Payment of the Balance:

The balance of the rental fee is due 8 weeks prior to the commencement of the rental period. We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. In the event of any cheque not being honoured by the bank on which it is drawn we will make a charge of £25/$40 to cover any bank charges and our administration costs.

3. Cancellation

The following charges will apply from the date of notification:

  • Up to 56 days prior to departure: Deposit only (7 weeks).
  • 28- 55 days prior to departure: 50% of full rental cost (4 - 6 weeks).
  • Within 28 days of departure: 100% of full rental cost.

4. Alterations to Confirmed Bookings

We will do all we can to help, but cannot guarantee to meet all such requests.

5. Rental Period

This begins at 4pm on the day of arrival and ends at 10am on the day of departure. Failure to comply may result in an additional charge.

6. Free Extended Check-out

Guests may stay until 3.30pm on the day of departure, however this is only available on bookings where no guests are due to arrive on the same day. In addition, this free extended check-out must be confirmed in writing by us before check-in.

7. Security Deposit

You will be required to provide a security deposit by paying an extra £150/$300 with your full payment, to be held as surety against loss or damage caused by any member(s) of your party. The security deposit is fully refundable and usually returned within 14 days - after the keys have been returned and our management company have been to check/clean the property.

8. Sub-Letting

The accommodation is reserved exclusively for the people named on the booking form, and no other person is permitted to stay there.

9. Safety

It is a legal requirement to have the pool safety net erected around the pool when guests arrive, however you may choose to take it down and store it safely for the duration of your holiday. We cannot accept any responsibility whatsoever and howsoever caused for injury or damage as a result of the use of the pool and surrounding area. Guests are specifically requested not to allow unsupervised children to use the pool.

Please also note that glass is not allowed in or around the pool area. Should broken glass ever fall into the pool, it would be very difficut to see and could cause serious harm. Any breakages should be reported to the management company immediately.

Recent state law prohibits the use of charcoal grills within the lanai (pool area) or for home owners to store gas bottles in their vacation villas. However for those guests wishing to do home dining we can arrange (through our management company) for a weekly rental gas BBQ to be delivered to the villa for your use. Please contact us for current charges.

Please do not swim in the lake as it is home to many species of Florida's wildlife, including alligators

10. Force Majeure

As the owners of the property, we will not be liable for loss or delay caused by any of the following: strikes, industrial dispute, riots, political unrest, hostilities, war or threat of war, terrorist activity, fire, flood, technical/weather problems with transport, aircraft grounding, closure of airports or ports, weather conditions or any other event beyond the owners' or their agents control.

11. Miscellaneous

This is our second home, and for the comfort of our guests, we do not permit smoking, pets, or coal barbeques in our villa or outside on the deck area. Note that this does not apply to the gas barbeque which is available for rent through our management company.

Pool Heat is usually recommended between the months of October through to April, although guests can arrange for it to be on at any time in the year. The heater keeps the pool at a constant 86 degrees, but when the pump is off at night, or for periods during the day when not in use we would strongly recommend that guests use the pool cover as it facilitates the water reaching the required temperature when next in use. If guests require any adjustments to the temperature then please contact our management company for advice as this service will incur additional charges.

Please note that feedback we receive from guests concerning their stay at our villa may be used in our promotional materials to help future guests decide about booking. If you would prefer that your feedback was not used in this way, you should inform us in writing.
